We sell homes approximately 90 days before construction is completed. By conducting the appraisal early—typically when the pad is installed—we lock in a higher market value while offering the property at a discounted price due to its pre-completion status.

Pre-completion sale price: $370,000
Total project cost: $300,000
Total profit: $70,000
This early sale structure creates instant equity for the end buyer, a defined profit margin for investors, and a predictable exit before final construction.
